Buying with clarity

A clear path through your purchase.

Whether it is your first home or an investment, the work starts before exchange. We coordinate with you, the seller’s representative and your lender, with advice tailored to the property and contract.

01

Before you commit

We review the contract, explain special conditions and discuss proposed amendments. Tell us about finance, inspections and timing so outstanding issues can be considered before exchange or any cooling-off waiver.

02

Exchange and deadlines

We explain the deposit arrangements, exchange process and any cooling-off period that applies. Dates and conditions matter: we help you understand what needs to happen and when.

03

Searches and enquiries

We arrange relevant searches and certificates and explain the information they disclose. Depending on the property, further investigations or specialist reports may be needed, including for strata, planning or building concerns.

04

Ready for settlement

We coordinate the transfer documents, duty arrangements, settlement figures and lender requirements. We explain adjustments and the pre-settlement steps, then confirm when settlement has completed.

The next steps

Three stages. One point of contact.

01

Review and prepare

Send the contract before signing or bidding. We discuss your plans, the proposed terms and the checks needed for this property.

02

Exchange and investigate

Once you instruct us to proceed, we coordinate exchange and track the applicable dates, searches, enquiries and settlement requirements.

03

Settle and collect the keys

We finalise the figures and coordinate eligible electronic settlement through PEXA. We confirm completion so you can arrange key collection with the agent.

Before you begin

Questions before you buy.

The right answer depends on your contract, property and circumstances. These are useful starting points for our conversation.

How does cooling off work in NSW?

Many established residential properties bought by private treaty have five business days; off-the-plan residential contracts generally have ten. Withdrawing under cooling-off rights generally costs 0.25% of the purchase price. Auction purchases and same-day purchases after a property is passed in have no cooling-off period. Waivers and other exceptions can apply: get advice about your contract before exchange.

What should I budget for besides the purchase price?

Allow for transfer duty where applicable, conveyancing fees, searches and certificates, registration and electronic settlement costs, lender costs and settlement adjustments. Building, pest or strata reports may also be needed. Ask for a breakdown for your particular purchase.

Can first home buyers receive duty assistance?

Some buyers qualify for assistance or exemptions, but eligibility depends on current rules and personal circumstances. We can discuss the relevant duty requirements for your purchase. Do not assume you qualify before the details have been checked.

How long does settlement take?

The date is set by the contract. Six weeks is common for established properties, but the parties may agree a different period. Off-the-plan transactions can involve a different timetable and additional conditions.

Can you act if the property is outside Sydney?

Yes. We act for clients across NSW, including regional and rural areas. Many steps can be handled remotely; we will explain identity, signing and property-specific requirements for your matter.
