What we do

Four services. One clean line to settlement.

Property law has a lot of moving parts. Our job is to hold all of them so you don't have to — reviewing what you're signing, chasing what's missing, and making sure the money and the title land where they should on the day.

SVC / 01

Contract review

Before you sign anything. We read the contract and the section 10.7 planning certificate, flag unusual special conditions, easements, encumbrances and inclusions, and tell you in plain terms what you're actually agreeing to — and what we'd want changed.

SVC / 02

Buying a property

From offer to keys. Exchange and cooling-off, deposit handling, council, water and title searches, transfer duty, liaising with your lender and the other side's solicitor, and a full pre-settlement check before a cent moves.

SVC / 03

Selling a property

We prepare the contract of sale with the certificates the law requires, so your agent can list without delay. Then we manage the exchange, respond to the buyer's enquiries, coordinate your discharge of mortgage and get you to settlement.

Settlement support

Adjustments for council and water rates, final figures, booking the settlement and completing it electronically through PEXA. No trip into the city, no waiting room — just a message from us confirming it's done.

The ascent

Every step, mapped before you take it.

Most people do this two or three times in a lifetime. Here's the whole route, from the first contract to the keys — so nothing catches you off guard.

We settle electronically through PEXA. Funds transfer, the title moves into your name, and we let you know the moment it is done. Then you collect the keys from the agent.

Preparing the contract

For a residential property sale in NSW, the required contract and prescribed documents must be ready before the property is offered for sale. We prepare the documents and coordinate with your agent.

Buyer enquiries

Buyers and their conveyancers will come back with questions and requested amendments. We handle that correspondence, protect your position, and keep the momentum with the interested parties.

We handle the back and forth

Exchange

Once terms are agreed we exchange contracts and the deposit is held. If the sale is at auction, exchange happens on the day and there is no cooling-off period for the buyer.

Deal becomes binding
910 m  ·  High camp

Mortgage discharge

We notify your lender and start the discharge of mortgage, which is the step most likely to hold up a settlement. Starting it early is the single best thing you can do for a clean settlement date.

Start early
1,180 m  ·  The final pitch

Adjustments and figures

Council and water rates are adjusted so you only pay for the days you owned the property. We agree the final figures with the buyer's representative and book the settlement.

Nothing overpaid

Settlement day

Settlement completes through PEXA, the balance of your sale proceeds is transferred, and the keys are released to the buyer. We confirm it with you the same day.

Suburb not on the list? It doesn't matter. We use PEXA for eligible electronic settlements and act for clients across NSW, including regional and rural areas. We’ll explain any additional requirements for your matter.

Why City Peak Conveyancing

Precision on the detail. Plain English on the phone.

01 / LOCAL

We know the ground

A strong focus on Bankstown and the surrounding suburbs means faster response times, genuine familiarity with the area, and a service that's personal rather than processed.

02 / CLARITY

No question is too small

We take the time to explain things properly, in words that actually mean something. You should finish every call feeling more in control than when you started, not less.

03 / DETAIL

Every matter, checked twice

Contracts, certificates, adjustments and figures are handled with precision. The small things are exactly where property transactions go wrong, so that's where we spend our attention.

04 / DIGITAL

Settlement without the trip

Electronic settlement through PEXA means fewer delays, fewer cheques and no need for anyone to be anywhere at 2pm on a Thursday.

05 / SCOPE

Buyers, sellers, investors

Residential and investment transactions, first purchases and portfolio additions. Same standard of work whichever side of the contract you're on.

06 / MOMENTUM

Nothing sits waiting

Deadlines in a property transaction are real and unforgiving. We chase the other side, the bank and the councils so your matter keeps moving toward settlement.

Common questions

The things everyone asks us first.

If your question isn't here, call us. We'd rather spend five minutes on the phone now than untangle something later.

When should I get a contract reviewed?

Before you sign, and before you bid. Once a contract is exchanged your options narrow considerably, so the review is worth far more to you beforehand.

Send us the contract as soon as the agent provides it. We'll go through it and come back to you with what matters — the special conditions, the inclusions, anything on the title, and anything the planning certificate reveals about the land.

How does the cooling-off period work in NSW?

Many established residential properties bought by private treaty in NSW have a five-business-day cooling-off period. Off-the-plan residential contracts generally have ten business days. If you withdraw under cooling-off rights, you generally forfeit 0.25% of the purchase price.

Auction purchases, and purchases on the same day after a property is passed in at auction, have no cooling-off period. A section 66W certificate can waive or shorten the period; an extension is a separate arrangement. We’ll explain the rules and deadline that apply before you exchange.

How long does settlement usually take?

In NSW, six weeks from exchange is the common default, though the period is negotiable and can be shorter or longer depending on what suits both parties and your lender.

If you need a particular date — a lease ending, another settlement to line up, a build to finish — tell us early. It's much easier to negotiate the timeline before exchange than after.

What's the difference between a conveyancer and a solicitor?

A licensed conveyancer is a property law specialist, licensed in NSW to handle the transfer of property from one owner to another. That's the work we do every day.

A solicitor practises more broadly across areas of law. If a matter turns out to need advice beyond property — a complex estate or dispute, for example — we'll say so and point you in the right direction rather than push on.

What costs should I budget for beyond the price of the property?

Typically: transfer duty, our professional fee, the searches and certificates your matter requires, land registry fees, and adjustments for council and water rates. Buyers usually also budget for a building and pest inspection and any fees their lender charges.

First home buyers may be eligible for concessions or exemptions on transfer duty. We'll talk you through what applies to your circumstances and give you a clear figure — no surprises on the day.

Do I need to come into an office?

Not usually. Many matters can be handled by phone and email, with electronic signing or remote witnessing where permitted. We’ll explain any identity checks or document requirements that need a different arrangement.

Do you act for buyers and sellers outside the Bankstown area?

Yes. Bankstown and the South-West are our home ground, and we work right across Greater Sydney — the Inner West, Western Sydney, the Hills, the North Shore and the Eastern Suburbs. Through PEXA we also act for clients anywhere in New South Wales, including regional and rural areas.
